Flat Roof Systems

Flat or low-slope roofs have several options to consider.  Each offers its own benefit to the building and its owner.  A quick overview of each system might be beneficial.

Single-ply Membranes.  Single-ply stands out as a particularly effective roofing system for commercial buildings. Membranes are made from rubber sheets and other synthetics and can be chemically adhered, mechanically fastened, or ballasted on your commercial building. 

Laid directly on your existing substrate, single-ply membranes create a virtually seamless, watertight covering over the entire area.  They have a high-tensile strength, are durable and increase energy efficiency by reflecting some of the solar heat away from the surface of the roof.

Coatings.  Beginning as a fluid, coatings are sprayed or rolled onto your existing substrate.  Seeping into cracks and imperfections, coatings dry into a single seamless monolithic layer of protection.  As seams are the most common area for leaks to develop, the importance of this seamless feature is obvious.

Coatings are known for their strength, longevity, and high reflectivity.  Depending on the system selected, you could see heat reflection up to 85%.  This leads directly to reduced cooling costs of 30% to 50%, depending on location.

Spray Foam.  Known as SPF in the industry, spray polyurethane foam begins life as 2 separate liquids.  As they mix during the spraying process, they form a foam that expands to over 20 times its original volume.  This foam expands into cracks, low spots, and other roofing deficiencies, sealing them totally.  Like coatings, SPF dries into a single monolithic layer and is waterproof.

One of the additional benefits of spray foam is its high R-factor, which offers increased insulation to the commercial building and reduces thermal fluctuations.
